Most guides to Newport Beach neighborhoods cover Corona del Mar, Balboa Island, Newport Coast, Lido Isle, and the Port Streets, then stop. That is five neighborhoods out of roughly forty, and it leaves out the places where a lot of people are happiest — often for less money.
This is the complete list, grouped by what living there is actually like. For each one: home type, general price tier, and the buyer it fits. Where there is a real drawback — parking, flood zone, a road you can hear — it is named, because finding out after closing is expensive.
Newport Beach neighborhoods fall into four groups. Waterfront and island communities — Balboa Island, Lido Isle, Linda Isle, Bayshores, the Peninsula — trade space for water access. Guard-gated communities like Big Canyon, Belcourt, Harbor Ridge, and One Ford Road offer privacy and single-level living. Inland villages such as the Port Streets, Eastbluff, and Newport Heights carry the strongest school and community pull. Luxury coastal — Corona del Mar, Newport Coast, Spyglass Hill — sells on views.
Newport Beach is not one market. A buyer at $2 million and a buyer at $12 million are shopping in the same city and almost never look at the same streets.
As of July 2026, the average Newport Beach home value was $3.72 million, up 10.8% year over year, with a median sale price of $3.13 million (Zillow, checked August 2026). Those citywide numbers are close to meaningless on their own. Newport Coast averaged $5.63 million in the same data pull; Corona del Mar, $4.29 million; Balboa Island's median sat at $4.66 million (Houzeo/CRMLS). Attached homes in Villa Balboa or Newport Crest trade for a fraction of any of them.
So start with character, not price. The four groups below are the honest divisions:
Waterfront and island — you want a dock, a bay view, or to walk to sand. You accept small lots and hard parking.
Guard-gated — you want privacy, a gate, and often single-level living. You accept HOA dues and a drive to the water.
Inland village — you want sidewalks, a neighborhood pool, and a school your kids walk to. You accept being inland.
Luxury coastal — you want the view. You pay for it, and the premium is real.

Below is the full list. Price tiers are general bands, not appraisals — they describe where the bulk of sales land, and individual homes fall outside them constantly.

Water access costs square footage. Balboa Island lots are small, street parking is genuinely difficult most of the year, and summer brings crowds and the ferry line. Lido Isle has garage requirements and lot-orientation rules that surprise buyers who assumed they could rebuild freely. None of that makes these bad neighborhoods — they are two of the most sought-after addresses in Orange County — but the daily reality is different from the listing photos.
Big Canyon gets written about as a single neighborhood. It is really six sub-associations with different home types, different dues, and different price tiers — Broadmoor, Canyon Mesa, Deane, McLain, the Villas, and the custom estates. Belcourt splits three ways. Buyers who say "we want Big Canyon" usually mean one of the six and do not know it yet.
The Port Streets, Eastbluff, Westcliff, Baycrest, and Newport Heights are inland, and that is the whole reason they cost less than the water. What you get is sidewalks, a community pool, and neighborhoods where the Fourth of July is an actual event. Newport-Mesa Unified serves the city, with most homes feeding Corona del Mar High or Newport Harbor High — confirm the assignment for any specific address, since boundaries change.
Choose in this order: character group, then commute and school reality, then price tier. Buyers who invert that — starting with a budget and a portal search — end up touring across four groups in one weekend and learning nothing.
Then go stand in the neighborhood. On a Saturday in July, not a Tuesday in February. Park where you would actually have to park. Corona del Mar and the Port Streets are twelve minutes apart and feel like different decisions about how to live.
The other thing worth doing is taking the time. One family we worked with spent months touring before they committed — they had a baby on the way and a second one arriving, and they were not willing to guess. When they finally chose, we listed their existing home within two hours of their offer being accepted, had showings the same day, multiple offers within two days, and a sale in three. Then we negotiated a 29-day rent-back so they could get work done on the new house without moving twice. The patience on the front end is what made the speed on the back end possible.

The bayfront and private-island communities — Linda Isle, Harbor Island, and the bayfront stretches of Balboa Island and Lido Isle — along with Pelican Crest and Crystal Cove in Newport Coast. These regularly trade above $10 million.
Attached homes. Villa Balboa, Newport Crest, Versailles, Villa Point, Bayview Terrace, and the Bluffs condominiums are the realistic entry points into the city, generally well under the citywide median.
Very few. Mello-Roos in Newport Beach is largely confined to newer Newport Coast and Newport Ridge tracts. It is far more common in neighboring Irvine. Verify by address through the county tax records before you write an offer.

Forty-odd neighborhoods, four very different ways of living, and price tiers that overlap enough to make portal searches misleading. That is what makes Newport Beach hard to shop from a distance — and why the buyers who do best here narrow to a character group first and a street second.
The trade-offs in this guide are the ones we would tell you across a kitchen table. Small lots on the island. Dues in the gated communities. Inland is inland. None of it is disqualifying, and all of it is better known now than at closing.
