Newport Coast Homes for Sale: Guide to Every Gated Community

Almost every home in Newport Coast is behind a gate. Buyers usually ask about the gate first. The view is what affects the price most. A home with an ocean and Catalina Island view costs more than a similar home that looks into a canyon.
This guide lists every community in Newport Coast. For each one, it gives the gate type, the home types, and a general price range. It also covers the costs buyers should check before they make an offer.
Newport Coast has 49 named neighborhoods in five areas. Crystal Cove, Pelican Crest, Pelican Hill, Pelican Point, Pelican Ridge, Ocean Heights, Coastal Canyon, Campobello, Pacific Ridge, and Altezza have 24-hour guard gates. Tesoro, Trovare, and Ziani are gated. Verona, in Newport Ridge, is one of the few neighborhoods with no gate.
Newport Coast is the hillside part of Newport Beach between Corona del Mar and Laguna Beach. The Irvine Company planned the area, and most homes were built between the mid-1990s and the late 2000s. Newport Coast became part of the City of Newport Beach on January 1, 2002.
Our guide to the best neighborhoods in Newport Beach puts Newport Coast in the luxury coastal group. This guide lists every community inside it.
Crystal Cove is the part of Newport Coast closest to the ocean. It is just above Pacific Coast Highway and Crystal Cove State Park. Every neighborhood in Crystal Cove has a 24-hour guard gate.
Crystal Cove has about 780 homes in 15 neighborhoods. They are the Estate Collection, The Tides, Coral Crest, Coral Canyon, Sea Point, Sea Crest, Nautilus I, Nautilus II, Oceana, Seabourn, Seascape, The Strand, Watermark, White Sails, and Windward. Most homes are large detached homes built from the 2000s on. Some are custom homes, and some were built by production builders. Seascape has condominium villas. Residents can use the Canyon Club, which has a pool, a fitness room, and courts.
Pelican Crest, Pelican Hill, Pelican Point, and Pelican Ridge are near the Pelican Hill golf courses. All four have 24-hour guard gates. Pelican Crest, Pelican Hill, and Pelican Point have the largest custom estates in Newport Coast. Most Pelican Crest homes were built from 1999 to 2003.
Pelican Ridge and nearby Pelican Heights have detached homes. These homes are usually smaller than the estates in Pelican Crest. The neighborhood called Pelican Hill is separate from The Resort at Pelican Hill, which is a hotel with two golf courses.
These four communities are in the middle of Newport Coast, near Newport Coast Drive. Almost all the homes are detached. Most were built between 1997 and 2004.
Ocean Heights has a 24-hour guard gate and three neighborhoods: Cassis, Perazul, and Strada. It is one of the highest parts of Newport Coast, and many homes have ocean and Catalina views. Perazul has 98 homes, and Strada has 42.
Coastal Canyon has a 24-hour guard gate and two neighborhoods: Sausalito and Serena. The homes were built in 1999 and 2000. Residents can use the Coastal Canyon Club.
Campobello has 89 homes built from 1997 to 1999. It has a 24-hour guard gate.
Tesoro has two neighborhoods, Tesoro Crest and Tesoro Villas, with about 96 homes in total. Standard Pacific built them from 1997 to 2000. Tesoro has a gated entrance and a private gated walkway to Newport Coast Elementary School.
Pacific Ridge is in the southern part of Newport Coast. It has five neighborhoods: Belcara, Costa Azul, Cypress, Pienza, and Fiano. All five have 24-hour guard gates, and all the homes are detached. Most homes were built from 2006 to 2008, so Pacific Ridge is one of the newest parts of Newport Coast. Fiano was built more recently.
Newport Ridge is on the inland side of Newport Coast. It is near Newport Ridge Park, the Newport Coast Shopping Center, and the 73 toll road. It has about 1,170 homes in 12 neighborhoods and its own master association.
Aubergine, Provence, and Rivage make up Newport Ridge North, which has a guard gate. Montserrat, St. Michel, St. Laurent, The Pointe, and Newport Ridge Estates have detached homes. Sancerre, The Summit, Verona, and Vistas have attached homes and condos. Verona is one of the few neighborhoods in Newport Coast without a gate.
Condos and townhomes cost the least in Newport Coast. Altezza has 110 townhomes and condos built in 1994 and 1995. It has a 24-hour guard gate, and many units have ocean views. Trovare is a gated condo community near the Newport Coast Shopping Center. Santa Lucia has detached condos. Each home is a separate building, but the owners share ownership of the land. Ziani is a gated community of Tuscan-style attached homes.
The table below uses the same price tiers as our Newport Beach neighborhood guide. The tiers are general ranges. They are not appraisals.
Tier key: A = under $2M · B = 2M–4M · C = 3M–6M · D = 5M–12M · E = $10M+
Tiers are general price ranges as of September 2026, based on current listings and recent sales. Some homes sell outside them.
In Newport Coast, the view usually affects the price more than the size of the home. Two homes with the same floor plan in the same community can sell for very different prices. The home with the wider ocean view costs more. A view of Catalina Island adds more. A home that looks into a canyon or at other houses costs less.
Homes higher on the hill usually have wider ocean views. Online estimates often do not account for these differences. We explain why in how Newport Beach home valuations actually work.
HOA dues. Most Newport Coast homes pay dues to two associations. One is the master association for the area, such as Crystal Cove or Newport Ridge. The other is the association for the neighborhood, and it often pays for the guard gate. Ask the seller for the current dues for both.
Special assessments. Some parts of Newport Coast pay an extra charge on the property tax bill. The charge pays for roads and utilities that were built when the area was developed. Buyers often call it Mello-Roos, but it comes from a county assessment district. One of these, County of Orange Reassessment District No. 17-1R (Newport Coast Phase IV), had $17.68 million in bonds outstanding as of September 30, 2024 (County of Orange, 2025 disclosure report). Look at the current tax bill for the home to see if it has this charge and how much it is.
Fire zones and insurance. Many Newport Coast homes are next to canyons and open space. In July 2025, the City of Newport Beach adopted new state fire hazard maps. Across the city, 4,247 parcels are now in the Very High Fire Hazard Severity Zone. The older map had 2,825 (Stu News Newport, July 2025). Homes in the high and very high zones must follow stricter rules for building materials and for clearing brush. Insurance for these homes can cost more, and it can be harder to find. Look up the address with the city's fire hazard map lookup, and get an insurance quote before your contingency period ends.
Start with how you will use the home each day.
Crystal Cove is a good fit for buyers who want to be close to the beach, the state park trails, and Pacific Coast Highway.
Pelican Crest, Pelican Hill, and Pelican Point are a good fit for buyers who want the largest homes and the most privacy.
Tesoro, Coastal Canyon, and Campobello are a good fit for families who want a detached home with a yard, at a lower price than the estate communities. Tesoro is the only one with a private walkway to the elementary school.
Pacific Ridge is a good fit for buyers who want newer construction.
Newport Ridge and the condo communities are a good fit for buyers who want to spend less or who want less to maintain.
Newport Coast is not a place where you walk to shops and restaurants. Most errands need a car. If walking matters to you, read our Corona del Mar neighborhood guide. The 73 toll road is the fastest way to Irvine and John Wayne Airport, so plan for tolls if you drive that way often.
Some owners of estate homes in Newport Coast prefer to sell privately, without a public listing. Megan founded BRDG, a network of real estate professionals who share off-market homes and buyers. That network is one way our buyers hear about homes that are not on the MLS. You can see homes the team has represented in the Megan Varga Group portfolio.
Yes. Newport Coast became part of the City of Newport Beach on January 1, 2002. Before that, it was unincorporated county land. Many addresses still use "Newport Coast" as the city name, with the 92657 ZIP code.
Newport Coast is in the Newport-Mesa Unified School District. Most homes are assigned to Newport Coast Elementary School and to Corona del Mar Middle and High School. School boundaries can change, so check the schools for a specific address with the district's school locator.
The custom estates in Crystal Cove, Pelican Crest, and Pelican Hill. In September 2026, several homes in these communities were listed for sale above $40 million (CRMLS listings, checked September 2026).
Most buyers in Newport Coast narrow their search to two or three communities that fit their budget and the type of home they want. After that, the view and the costs on top of the price are what make one home different from another. Before you make an offer, visit the home in the morning and in the late afternoon. Ask for the dues for both associations. Check the tax bill for a special assessment, look up the fire zone, and get an insurance quote early.
