Turtle Ridge is often portrayed as one gated hillside community. It's really fourteen separate enclaves built over about five years. Some sit behind a guard gate, some behind a card gate, and some aren't gated at all. Turtle Ridge homes range from attached condominiums to estates on large lots. Those differences are worth well over a million dollars from one home to the next, and most of them are hard to see from a listing site.
Turtle Ridge is a hillside village in southern Irvine, built between roughly 2003 and 2007, bordered by the 73 freeway, UCI, Turtle Rock, and the 735-acre Bommer Canyon preserve. It contains fourteen enclaves ranging from attached condominiums to guard-gated estates in The Summit. Parcels sit in Assessment District 00-18, not a Mello-Roos CFD. The assigned schools are Vista Verde K-8 and University High (IUSD, checked August 2026).
Turtle Ridge is the southernmost village in Irvine and sits at the city's highest elevation. The 73 runs along the south, the UCI campus is to the west, Turtle Rock is to the north, and Bommer Canyon is to the east. Construction began in the early 2000s. The village holds somewhere between 1,600 and 2,000 homes, depending on whether you count the apartment community.
Two things set it apart from the rest of Irvine. The first is the topography. This is a hillside village in a city that's mostly flat, which is where the views come from and why the lots are shaped the way they are.
The second is what it borders. Bommer Canyon is a 735-acre preserve inside the City of Irvine Open Space Preserve and part of the Irvine Ranch National Natural Landmark. It won't be developed. Trail access from the edge of the village is permanent.
Las Lomas Community Park sits inside the village. It's an 18.3-acre city facility with sports fields, courts, and a recreation center. Fashion Island and Corona del Mar are about fifteen minutes down the 73, and UCI and the Irvine Spectrum are closer than that.

If you browse the web for local home prices, you'll notice that published medians for Turtle Ridge don't agree with each other. Homes.com put the neighborhood median at $2,474,500 as of March 2026. Redfin recorded a monthly median of $1,343,250 for November 2025, off eight sales. Redfin's separate figure for The Summit alone was $5,919,500 in July 2025 (all checked August 2026).
None of those figures is wrong. But they are measuring different things, in a village where an attached condominium and a guard-gated estate are both called Turtle Ridge. A monthly median based on a small handful of sales can change dramatically depending on which enclaves happened to sell.
So there isn't really a Turtle Ridge price. There's an Ashton Green price, an Arborel price, a Summit price, and so on. They are different markets that share a name. It's important to compare sales from each specific enclave, and to be careful with any page that quotes one village figure without saying how many sales produced it.

Citrus and Mattina complete the fourteen. Turtle Ridge Apartments, an Irvine Company rental community, sits at the western edge between the 73, Bonita Canyon Drive, and Newport Coast Drive.
In terms of home prices, The Summit sits well above everything else, the gated detached condominiums are in the middle, and the attached condominiums are the entry point.
Homebuyers should also be aware that gating here isn't a yes or no question. A guard gate with a staffed booth, a card-operated vehicle gate, and no gate at all all get described the same way in listings. And several enclaves are legally condominiums even though the homes are physically detached, which affects financing and maintenance.
The Summit at Turtle Ridge is what many people picture when they picture Turtle Ridge: the guard gate, the largest lots, the detached estates. It isn't one tract. Amberhill, Arezzo, Botanica, Chaumont, Fiore, La Cima, and Ledges each sit inside it with their own plans and square-footage ranges. Amberhill homes were built between roughly 2003 and 2005, with floor plans running from about 3,038 to 4,850 square feet.
The Summit's association carries the amenity package: an Olympic-sized pool, a separate adults-only pool, cabanas, a fitness center, and a clubhouse with a theater. Those amenities are behind the Summit gate specifically. Buyers who tour a home elsewhere in the village sometimes assume they're buying into it, and they aren't.
Arborel and Chantory are connected, adjacent gated neighborhoods off Summit Park. Treat them as a pair, because buyers shopping one almost always see both. The homes are detached, which is what buyers notice. They're classified as condominiums, which is what buyers usually don't.
That classification matters in three ways. It changes what the association maintains and what you maintain. It can affect your financing, since some lenders treat condominium projects differently whether or not the walls touch. And it changes resale, because the comparable set is other detached condominiums rather than single-family homes a few streets over.
Plan and lot position drive value here more than square footage does. A perimeter lot with a large patio and a corner lot with its own driveway are different products within the same plan, and a portal's price-per-square-foot number won't show you the gap.
One buyer we worked with had been watching a specific enclave here for a long time instead of shopping the village generally. They knew the plan they wanted and the position within the tract, and they were ready to move the day it came up. Megan has represented buyers and sellers in coastal Orange County for two decades. Knowing which plan in which tract holds value, and which lot positions the market quietly discounts, comes from watching the same fourteen enclaves trade over and over.
Ashton Green and Whispering Glen are the attached condominium enclaves off Summit Park. Together they're the realistic entry into the village. They're also the enclaves competitor guides leave out entirely, which is strange, because if you want the location, the trail access, and the school assignment without a Summit budget, they're the answer.
The trade-offs are the usual ones for attached construction: shared walls, association-controlled exteriors, and less say over the building envelope. What you're buying is location and assignment, not lot.
Buyers get told that Turtle Ridge has Mello-Roos. That's close enough to be useful and wrong enough to cost money.
Turtle Ridge parcels sit in Assessment District 00-18, which the village shares with Quail Hill and Shady Canyon (City of Irvine, Community Facilities Districts and 1913/1915 Act assessment districts, checked August 2026). A 1913/1915 Act assessment district isn't the same thing as a Mello-Roos Community Facilities District. It sets a fixed lien per parcel that pays down over the life of the bonds, so it has an end date. A CFD sets a maximum annual rate that can go up, and the tax can outlast the bonds that created it.
For a village built in the mid-2000s, that end date is now in sight on many parcels. It's a real factor in what the property costs to hold over the next decade. The assessment is set parcel by parcel, so pull the actual tax bill for the address instead of relying on a listing estimate. A lender will count it toward your qualifying ratio.
Association dues sit on top of that and vary by enclave. The Summit's amenities aren't free, and the attached enclaves have their own dues structure. Get both the dues and the assessment for the specific parcel before you decide what you can carry. Our Irvine village guide has the district numbers for the rest of the city.
Vista Verde K-8 at 6 Federation Way is the designated neighborhood school for Turtle Ridge addresses. Two things about it are unusual. It runs on a year-round calendar, which matters if you're coordinating around school breaks. And it's also a school of choice open to IUSD students district-wide, with preference for Turtle Ridge residents (IUSD School Accountability Report Card, checked August 2026). The campus moved from University Park to Turtle Ridge in 2006.
The assigned comprehensive high school is University High School at 4771 Campus Drive.
Assignments change. Confirm any specific address against IUSD's boundaries and assignments page before writing an offer, and treat a listing agent's school claim as a starting point rather than a source.
Start with the enclave, not the village. A search filtered to Turtle Ridge between two price points will return an attached condominium and a Summit estate in the same list, and touring both only tells you the village is expensive. Decide first whether you're looking at the guard-gated detached tier, the gated detached-condominium tier, or the attached tier. Everything else follows from that.
Then go stand in it, and account for what the photographs leave out.
There's nowhere to walk to. Turtle Ridge has a good network of internal paths and trails, and the hills make them useful for running and cycling. What it doesn't have is a grocery store, a coffee shop, or a dry cleaner within walking distance. Retail is a drive. A short one, but a drive every time. If you're coming from a village built around a center, that's the adjustment.
The 73 runs along the southern edge. For most of the village the freeway sits at an elevation that keeps it out of earshot, but perimeter lots are different from interior ones. Visit the specific address at rush hour with the windows open before you decide it doesn't bother you.
Read the classification, not the description. Detached and single-family residence aren't the same thing in this village, and the difference shows up in your loan and your maintenance obligations.
If you're selling here, the enclave detail is most of the work. Pricing a Chantory plan against Summit comparables, or the reverse, is how sellers leave money behind or sit on the market. Different eras and different products, despite the similar names. Turtle Rock is 1970s and 80s construction on larger lots with no assessment district. Turtle Ridge is 2000s construction with gated enclaves and Assessment District 00-18. Both are assigned to University High.
Because the village contains attached condominiums and multi-million-dollar estates under one name, and monthly sale counts are small. A median based on six or eight closings swings a lot depending on which enclaves sold. Use comparables from the specific enclave instead.
Turtle Ridge gets misunderstood mostly because the name covers fourteen different products. The hillside position, the Bommer Canyon border, and the school assignment are shared. The gating, the home classification, the dues, and the price aren't.
Three things are worth knowing before you start. The assessment district has an end date, which is good news. The detached-condominium classification is better understood before you write an offer than during escrow. And the lack of anything walkable is the thing buyers most often notice after they move rather than before.
